The fee structure is a percentage of the value of the transaction. It varies by type of real estate, amount of transaction, outside brokerage participation. Please contact us to discuss your brokerage needs so we can provide a fees structure. The fee is always a win win. We need to make a living but not at the expense of overcharging.
You can actually buy or sell a property within days of making or accepting an offer. Having said that, each transaction is unique but the one thing that is applicable for any transaction is the purchase agreement. Once a purchase agreement has been negotiated and agreed on by all parties, the closing date is spelled out in the document.
For residential it is marketed through the MLS (multiple listing service) and on a number of real estate websites geared specifically for residential real estate sales. There are a multitude of social media platforms that can be deployed depending on the transaction type. E-Mail outreach to potential buyers, where applicable and on our website. Of course, signage remains important even in the high tech world.
For Commercial it is very similar to the above with the internet marketing platforms utilized are geared for commercial transactions. Additionally, email outreach is done to potential buyers and brokers. Please contact us to discuss your specific needs.
We start with a clear understanding of your needs. We then begin the search through dozens of website platforms geared for the type of property you are looking for. You may say it’s old fashioned, but we actually walk and drive through areas that have the type of property you are looking for. We pick up the phone and call property owners that may not have their property listed but may be interested in selling. Additionally, we are very well networked with the local brokerage community and regularly receive listing information, as well as, prior to the pandemic, meet face to face. We reach out to the brokerage community to let them know what we are looking for.

Yes, for a nominal fee. The fee is waived if and when you hire us to list your property.
Absolutely. We work with various, highly regarded, title companies. However, if you have a trusted title company that you prefer to use, we can do that too.
Yes. However, referral fees can only be paid to licensed real estate agents.

Yes and yes. We have full time maintenance technicians that are employees of Winwood Properties. Additionally, we work with trusted and experienced tradespeople to handle the complex repairs such as Electricians, HVAC, Plumbing, Carpentry, Masonry, Roofing, Landscaping, etc.
No. We provide third party property management to property owners. Winwood Properties was originally established to manage a portfolio of over 200 apartments that we owned. Suffice it to say that we truly understand what it’s like to own investment properties. We are very well versed with all the items we can control and those we cannot. Navigating the market's ups and downs is not for the unseasoned.

We work with several law firms that focus exclusively on evictions and collections. Winwood Properties manages the entire process through its conclusion. Most municipalities will not allow a non-owner (property manager) to appear in court to testify without an attorney. The legal and court fees are very reasonable.
Winwood Properties collects all rent payments.

Fee structures vary depending on a number of factors, including scope and duration of project, Winwood’s projected time commitment and level of involvement required to oversee and complete the project. We’d love to hear about your next or upcoming projects.
